Maintenance for the
building and its facilities is of the utmost importance to upkeep the good
condition and the whole
value of the premise. However, the maintenance work becomes uneasy and
even unfeasible as the idea of maintainability has not been taken as a core
element in the design and planning for the new development. This
seminar will show you the interrelationship between
building design and maintainability, and its influences to project management,
business and work safety.

Series - Building Design & Maintainability

On the evening of 24 October 2016, a
meaningful seminar was jointly organized by the Young Members Committee (YMC)
and Safety Specialist
Committee (SSC) with more than 80 attendees to discuss
the relationship between the design and the maintainability of a building, which
mainly involves the maintenance management in the design and construction
stages. This seminar was
presented by Mr. Isaac CHEUNG and Ms. Jonnie LEUNG of Shun Hing Electronic Trading Co. Ltd. who
both have extensive experience in building design management over the years.
Mr. CHEUNG first illustrated
the challenges he has encountered in the construction design and listed out
some examples when balancing the appearance and the maintainability of a
building, such as
the Jockey Club Innovation Tower of The Hong Kong Polytechnic
University. These
examples are real life challenges in the safety area which engineers have had
to tackle in construction. Mr. CHEUNG
also proposed some key objectives and parameters in governing the building
maintainability, such as safe condition for access, statutory requirements and personal
awareness knowledge when carrying out maintenance work.
Ms. LEUNG then presented
some measures to improve the maintainability, such as mobile
fall arresting equipment and gondola. She
stressed that these measures are not fatality-proof. The availability of a safe platform for maintenance
work is always essential for workers to upkeep the good condition and the asset
value of a building despite the tight construction schedule and less room for
maintenance.
All participants were deeply influenced by
the insight brought by the two experienced speakers and they were all eager to
promote these safety concepts when implementing a safe building design in their
upcoming projects. On behalf of YMC and SSC, we would like to express our
